At Biscayne Park, ensuring safety and compliance is our priority. Our Building Department follows established guidelines and regulations to oversee all construction, remodeling, and additions within our municipality. For inquiries regarding permits or zoning, please contact the Building Permit Coordinator at 305-899-8000 or via email at building@biscayneparkfl.gov.

Permits & Regulations:

  • Submission of full plans is required for review and approval before the issuance of a building permit.
  • All permit applications can be completed online and must be approved prior to commencing any work.
  • Permits are necessary for various projects, including electrical, plumbing, mechanical, roofing, pools, fencing, and both interior and exterior construction or repairs. Exceptions may apply, so consult with the Building Permit Coordinator before initiating any work. Ensure that your contractor is licensed and insured.
  • Exterior painting requires zoning approval. Submit three color swatches along with your application for approval. Certain pre-approved colors at Village Hall do not require zoning approval.
  • Garage sales require a permit, and the number of sales per year is limited.

  • Building Inspector/Official: Available Monday, Wednesday, and Friday from 12:00 p.m. to 5:00 p.m.
  • Electrical Inspector: Available Tuesday and Thursday from 9:00 a.m. to 12:00 p.m.
  • Plumbing Inspector: Available Tuesday and Thursday from 9:00 a.m. to 12:00 p.m.
  • Mechanical Inspector: Available Tuesday and Thursday from 9:00 a.m. to 12:00 p.m.
