Code Compliance Department
Our primary goal is to maintain and increase safety and the quality of life to which all Village residents and visitors are entitled to.
Functions:
- Enforcement of Regulations: We proactively inspect or respond to complaints regarding violations of Village codes, including property maintenance, zoning laws, and unpermitted construction. We aim to ensure compliance through education and enforcement actions.
- Community Education: We actively engage in public outreach to inform residents about Village codes and regulations, helping them understand their responsibilities and the importance of compliance.
- Investigation of Complaints: Code Compliance staff investigate reported violations, which can include issues like outdoor storage, nuisance abatement, and health code violations. We work to resolve these issues, often seeking voluntary compliance before taking formal enforcement actions.
- Collaboration with Other Agencies: Code Compliance Departments frequently collaborate with other Village or County departments and public service agencies to maintain community standards and improve quality of life.

Please provide your full name and contact information. (Per Florida State Statute 162-06, As of July 1, 2021, a Code Officer cannot initiate an investigation for a potential code violation without the complainant's information.)
Garbage, Trash and Yard Waste
- Residential garbage (small household, kitchen and food waste) is picked up twice a week by our vendor, Great Waste (www.greatwaste.net / Tel. 305-688-6188).
- Bulk trash, consisting mostly of yard trimmings, is picked up once per week.

Commonly Violated Codes
Property Maintenance
- Roofs, driveways, exterior walls, awnings must be maintained, repaired, resurfaced, pressure clean and/or painted.
- Yards and swale areas cannot become overgrown with grass, weeds or brush. The yard should be kept free of unsightly items and objects. Keep trash cans obscured from a public street.
- Fences must be kept in good condition. Hedges must be trimmed to a height of 3 feet or less in the front yard and 6 feet or less in the rear.
Address Display
- All properties must display their street address so that numerals and/or letters have sufficient contrast from its background and be legible from the street, alley, or right-of-way upon which property faces. For properties which have frontage on both streets and alley ways, the street address must be displayed on both locations. The numerals cannot be less than 4 inches in height.
Parking
- On public property, all vehicles must be registered, operable and display current registration (tag).
- On private property, all vehicles must be operable, registered and display a current tag or be covered with a proper car cover that is kept in good condition.
- All vehicles must be parked on the driveway and not on an unpaved surface such as the lawn.
- Parking in the median is prohibited.
Outdoor Storage
- Outdoor storage is prohibited. Any equipment, materials, or furnishings that are used indoors cannot be stored outside.
- Barbeque grills, lawn furniture, garden hoses and outdoor play equipment for children may be neatly kept outside.
- Storage sheds are allowed at a maximum of 100 sq.ft. A permit is required prior to installation.
- Portable Storage Units (PODS) are allowed for a maximum of 14 days. Prior to obtaining the POD, a permit must be obtained from Village Hall.
Unpermitted Construction Work
- Beginning construction work without first obtaining a permit is strictly prohibited under the Florida Building Code.
- A code violation will be issued.
- Double the permit fees will be charged.
Signage
- Prohibited signs: No signs are allowed on any property in the Village except as expressly provided for herein. Other than Village signs, no signs are permitted on public rights-of-way or Village-owned property.
- Illuminated Signs prohibited: Other than Village owned signs or illuminated signs approved prior to 2005, no sign shall be illuminated or lit in any way.
